Best place I have lived so far. Staff is quick and professional and the pool I AMAZING. Small work out center but they are close to planet fitness, no problem there. 10/10 would lease again.

While I'm a big supporter of diversity, and love that there are residents here from many walks of life, it does seem like lately there have been quite a few new residents who seem...sketchy? Other than that, we love living here, even though there doesn't seem to be any sort of security in the complex anymore. Which allows the sketchy types to prop open the doors to let in their even more sketchy guests.

Best apartment complex ever!!! Live the management and Eddie is the best. Pool and the Amazon Hub are great and very convenient. Nothing wrong has happened the whole time I've been here.

Well Amy was very sweet and helpful I did have a few thing that were concerning during my move in. First, my key fob didn’t work. I was able to open the garage door but couldn’t use the fob to open the building doors but Amy fixed that very quickly. Also I went to start my first load of laundry but the washer wouldn’t start. Only to realize it had not been plugged in. Other than that my move in was successful.

So far it’s been great. I like the property even though I’m still having trouble with my mailbox and key fob!!! Other than that i have no problem i just hope the leasing office is open today so i can get that taken care of.

I’ve lived at Neo-Midtown for nearly three years and I love it. It’s in an excellent location, priced well, there’s a nice gym (with separate cardio and weight rooms), two pools, the staff is super quick to fix anything in my apartment and people living here are diverse and nice. I’m super close to everything, less than a mile from Belt line Road and Village on the Parkway (I say it’s walking distance). Some days they have events too with free food. :) I’m not like a super needy person so I’m not in the office a lot but the few times I’ve engaged with the staff there, they are nice. One hiccup is wrist bands required to use the pool. Outside of that, I love it here.

My car got hit in the parking lot while it was parked. The parking lot neighbor was not even courteous to leave a note. Had to get it fixed myself and was not fun at all.

I have enjoyed living at neo midtown. Where my unit is, it’s been very quite and cozy. Maintenance staff has been great! I love them. And any concern the office has helped (which has been one occasion) the only negatives are the parking spots can be tight to get into, and they are very strict on parking. So they tow! Don’t let friends park in numbered spots! Another is the dog park, people don’t clean up after their dog and it’s disgusting. It smells horrible, and no one wants to let their dog play with other dogs. We all just use it as a potty place, at least clean up after your dog. Other than that I recommend Neo.

I’m very unhappy with the parking space provided to me. It takes ages everyday to park my car. The space has pillars on one side and the space next to mine is an SUV which is pretty big car. I have requested for an extra space which they said would be given before signing leave but now they are saying they cannot provide one.

I love living in the community it’s a great place for my family. There’s something for everyone to enjoy, my spouse enjoys the 24/7 gym and I like pool areas the best. I’ve lived in multiple places before this community and I have never felt so at home like I do here. The staff is so kind, maintenance is responsive, they have a little treat station for my dog to stop by when we go on walks. The neighbors are sweet and actually communicate to one another. I love our apartment, glad we moved here!

Great place to live tbh. I've only lived in the newer building, so I can't vouch for the other side, but I'm excited to renew my lease! Maintenance was always quick this past year and the leasing office has really convenient hours in case you get a package or gotta stop by.

Before even thinking about this apartment, please go through all the NEGATIVE reviews, ALL ARE TRUE. I wish I would have trusted those reviews before moving in. THESE PEOPLE ARE MONEY MAKER and A BIG TIME LIER 1. If you are visiting this apartment, record all the information which is provided as a proof, because they will lure you will all the sweet talks and once you will sign on the lease they will deny everything and will for the proof. we have fallen for this trap. 2. Me and my husband recently moved in to this apartment, We were informed that I could be added as occupant at any time with normal application fees of $25. So, once we moved in and when we went to the leasing office to add me as an occupant they asked for $225 ($200(admin)+ $25(application fees)). When I confronted to the property manager that this was not the information conveyed to us, She imply denied and started asking DO YOU HAVE THIS IN WRITTEN? Question 1. Who will choose to pay $225 over $25? Question 2. Who will have email conversation while visiting the property? GARBAGE will never get collected even if you pay for valet trash.

This has been a great place to live, the only thing I do not like is that the code I was give no to be able to open the gate doesn’t work and I have told the office but all they said was, “that’s the right code it has to work.” I’ve been living here since November 2018 and the code has never worked so every time I have a guest over I have to go outside and use my remote to open the gate myself.

I lived there for 2 years and was the ideal tenant. When I moved out, they sent 2 bills to collections..one for a surety deposit when I already paid the deposit PRIOR to moving in, and they charged outrageous move out costs (and I’ve lived in several apartments before..I know what is standard for move out cleaning/touch up) and sent straight to a collection agency!! Don’t move here unless you want sub par living and then once you figure out there are better places to live, they’ll send collection agencies after you without notifying you directly first! Scum. Choose wisely.

My experience was very calm & easy, being that I was 6 months pregnant looking for apartments didn't make things any easier, but I knew from the 1st time visiting this would be our new home. The process was quick and easy. The staff was very supportive & responsive during the process.

Unsafe, constant break-ins weekly, vehicles stolen, broken into weekly, office computer robbed 4+ times. Property manager has poor security. Police do not respond to apartment calls. After living and working here for just under a year, I would never recommend anyone Live here. With over 15+ break ins, vehicle robbery, gunshots, and a gentleman exposing himself to tenants. These are a few of the things you WILL encounter here. They happen literally on the weekly. Good luck calling the police. I was a courtesy officer for the Apartments and when the police was called, I can't recall a time they ever came. The property manager chooses which tenants to enforce policies against and who to let constantly break the rules with no repercussion.

It is warm peaceful. Neighbors are friendly and the workers makes sure whatever issue you have is resolved I'm a timely manner . I have been here for about a year and I have never had problems both with resident and staff.

Not worth it

I am current resident of almost 2 years waiting for my lease to end so that I can leave. My issues since living here: #1: Within the first few months, cockroaches randomly pop up near my front entrance/ laundry door or in my bathroom. "pest control" did not work. I stopped requesting them, which I like every other tenant to pay for, and bought HomeDefense, which worked for almost a year (cockroaches reappeared) and then I had to reapply it throughout the entire perimeter of my apartment. #2: When I renewed my lease, the manager gave me a hard time for an issue that was not my fault and I went above her to the management company, who refunded my money swiftly, apologized and gave me a $100 gift card for the inconvenience. #3: When I first moved here, there was a security guy who patrolled the complex at night. I would see him coming home from work late at night or going to the gym in the early morning, which was great. He had been really helpful on more to me as well as other tenants (e.g., let a tenant know that her car door was left wide open). Since he left, my car among many has been broken into within less than a year (check sites that show history of criminal reports related to this location to verify what I am saying). Thankfully, it was not stolen but just ran-shacked inside (still horrible but I don't have to buy another car). The gate gives a false sense of security since cars can just come in right behind you or block you from entering until someone opens it. There is also limited parking space. Although visitors are suppose to park on the top floor, they do not and this is not enforced at all. Issue #4: Most recent issue, which prompted me to write this, is the outcome of a maintenance request. I submitted a request to check a leak coming from my ceiling which I mentioned that I thought was related to constant use of my AC (the heating/cooling system is in the ceiling in the bathroom) but I came home to the unexpected --water in my bathroom drawer, water on the base of the cabinets under the sink and, as a result, several of my belongings damaged in these areas. I had to throw things out, let other things that could be salvaged air dry, get a fan and run it constantly to prevent mold to the cabinet as well as my things. Things were mishandled and gunk from the pipes were splattered on my stuff. I checked my email to see that they completed a request to unclog my bathroom sink. I don't know if they even looked at the AC unit!

I was diplomatic, let her know that I am not trying to cheat anyone, I have all of my bills on auto-pay and my insurance company did all that they were required to do. It was actually the fault of the fault of the 3rd party that they use to update their database with renter's insurance information. I finally went above her and report the entire incident (with copies of correspondence attached) to the management company, who swiftly refunded my money, apologized and gave me a $100 gift card for the inconvenience. Issue #6: The "hardwood" floor round the wall between the bathtub and the short hallway leading to the bathroom/bedroom is sunken. This leave a slight gap between the tub and the wall and water rests there. This easily creates mildew to mold if not cleaned often with bleach. Issue #5: All of the community amenities may be enticing but what is the use if you are restricted to having only one guest to enjoy it with. I use the gym regularly most equipment is working the majority of the time. There was a period of some months when the screen to a treadmill was smashed in. When I renewed my lease, it jumped $70 in total monthly cost (i.e., rent, valet trash, pest control, and other admin fees; excludes water). I didn't not contest it then but of busyness related to out of town travel for work but I don't believe that what I am paying is worth staying, especially considering that the cost will likely increase when given my renewal notice. This is the first place that I lived since moving to Dallas and really wish that I searched more closely and decided differently.

Don’t come get an apartment here by the pool side bcus it’s always noisy that u just can’t sleep or have some rest, 9pm imagine people still swimming making loud noise! The people living above us be running at night shaken everywhere as if they wanna bring down d building........Too much noise at the pool side whenever people are swimming. Don’t think i will renew our lease.

For the most part, we love living here. It's quiet, without a lot of little kids running around, screaming all day. Maintenance for any issues is resolved quickly. The outdoor area is well-maintained. Our only real issue are other dog owners not picking up after their pets, which isn't really on the apartment complex, but rather lazy owners. It's just gross to go to the dog park area and find it covered in dog poop when there are poop bags provided IN THE PARK.

Unsafe, constant break-ins weekly, vehicles stolen, broken into weekly, office computer robbed 4+ times. Property manager has poor security. Police do not respond to apartment calls. After living and working here for just under a year, I would never recommend anyone Live here. With over 15+ break ins, vehicle robbery, gunshots, and a gentleman exposing himself to tenants. These are a few of the things you WILL encounter here. They happen literally on the weekly. Good luck calling the police. I was a courtesy officer for the Apartments and when the police was called, I can't recall a time they ever came. The property manager chooses which tenants to enforce policies against and who to let constantly break the rules with no repercussion. I was not the greatest at maintaining my own apartment and did have a dog nibble on the baseboards and chew on a curtain. I am more than willing to pay for these items and own up to my responsibilities but the property manager has not given us an opportunity to pay, and has sent our bill to a debt collector! Prior to posting this complete review, the property manager had the audacity to text me personally about the one star rating and threatened to post pictures of my apartment and items we owe. I highly encourage her as I have nothing to hide. I am a responsible adult and have no shame in taking responsibility for things I am RESPONSIBLE for!

I have lived here for about 3 years. I like that the packages arrive in the package center. It is very convenient and easy. I also like using the grill and the pool during the summer. I wish there was more giveaways or engagement around the community. There is plenty of parking available and I feel safe where I am. I am hoping to move to a larger 1 bedroom soon!

I’ve lived here for a year and a half. Our A/C unit has gone out 4 times. Every time they have came to fix it that night. Tonight they’ve left me waiting for almost 3 hours to say 80 in an apartment is not top priority to them. 1. Why is the A/C going out that many times in the first place. And 2. Someone should be on sight and be able to fix this. Or. Have someone who can put us in a hotel room for the night. Not to mention our car has been broken into twice since we lived here. And Neo did nothing about it. They don’t have any cameras in the garage and wouldn’t even offer up paying for designated parking spot in the only lit up garage. I normally never leave reviews on places but I am officially irritated and very unhappy with this apartment. Oh and, the A/C in the gym in the apartment has been out for the past few weeks so enjoy working out in a 85 degree apartment. As someone who works in customer service, I am very upset with how these situations have been handled. They do not care about their tenants. And if you call for any information, unless you’re talking to a manager, they don’t know anything. I’ve called multiple times asking about something and they are never aware or knowledgeable about the property.

I lived in this place for 4 years .. Believe me, I know what I am talking about .. this place was called Sant Rafael before .. the manegement were lovely people and the services was excellent .. I moved from 1 b apt. To 2 b apt. After one year because I loved this place .. then Fairfield took over this place changed the name to Neo Midtown ( Neo !! ) and turned it to a very bad place especially with the new Property Manager in charge .. the services dropped down, all access doors not working properly , garage gate broken most of the time , awful valet trash service (mandatory carge for it $27/month) and they dont work 2 days a week ?! ( what I suppose to do with my trash during those days !) And ofcourse they dont pick up trash on holidays ..cold weather .. hot weather !! Put keep charging you for th service ... my Rent supposed to be $1625 / month .. but with the extras they were adding I end up paying $ 1750 !! They dont put any security cameras in the parking areas so there was a car break in every week ... After I spent a fortune at this place for 4 years , I left my apartment recently and they send me an invoice of $ 3200 for repairs ?! They put all kind of repairs that can come to your mind , though we have left the apt. In a very good condition .. ofcourse there was some normal tears and wears !! We stayd there for 3 years !! Come on !! Do you want to get it back brand new ?! And they have added a damages that we can never tell who caused it ?! To make long story short .. if you would like to be ripped and have a bad housing experience ... Neo Midtown is your best choice .. Good Luck ......

Our experience at Neo Midtown has been a wonderful experience. The apartment is very cozy and really feels like a real home. Neighbors are friendly and never have any problems here. I highly recommend this community.

Experience so far at the NEO community has been awesome! Our maintenance requests have been answered pretty fast. The community has some awesome amenities to leverage e.g. Amazon Locker, the Gym, the main pool area. I'm referring this community highly to any of my new friends coming in town/ friends who're looking to move-in.

My smoke alarm went off at 3:00am.. maintenance was available and ready to take care of my problem. He changed out my vents and for the first night I could breathe!!!

The apartment is quite lovely to stay and very clean. But the only concern I have is that the corridors look gloomy and scary. It would have been the best if the apartment community had well carpeted corridors with security cameras monitoring the corridors and with good white light rather the dim lights.

Staying at this complex has been bittersweet. The staff was helpful on most terms and very quick at handling maintenance issues. However, my car was stolen from the property in December and my friends car was ransacked in February. With it being so many reports of this issues, installing a camera system would provide additional security for the residents.

Neo Midtown has been home for the last year. I have loved the complex despite my car being broken into and my friend's car being ransacked. If the complex invest in cameras in the garage I feel it would minimize these incidents. However, the complex has been accommodating in fixing any issues that may arise.

I have moved from Neo Midtown about 5 months ago. I thoroughly enjoyed my two years there and I appreciate it even more now that I am gone! The staff is always friendly and the grounds are impeccable. I wish that my new apartment building cared as much as Neo. I miss it.

I really like living here. The apartment is great, very spacious, all the appliances are new, there's a beautiful natural light coming In during the day. It makes it very cozy. The amenities are great, the gym is very useful and nice. I love the pools too.

I have been here a week and so far I am loving it. I am close to grocery store, gym, work. Everything I need. Only issue I have is a slight squeaking sound coming from the pipes in the morning. However, their maintenance management system is top notch and they are getting it resolved swiftly!

This apartment might get money from towing service. When your car is fixed and you have a rented car. You can not park on your parking spot cuz you don’t have a sticker ????. Last year my parking permit fell off and my car got towed, need to pay ~250$ to get my car back even if I park at my spot every day for 4 years.

Pathai I are sorry that your vehicle was towed. Our towing company is here to monitor our parking garages for unauthorized vehicles. If a vehicle does not have a resident parking sticker on it, it is considered unauthorized and yes is towed. We do our best to ensure that all of our residents have a place to park and provide overflow parking for guest or additional vehicles on the top floor of the parking garages. In the future if you find the need to have a rental car again please come to the office so we can issue you a temporary tag for your vehicle so you will not get towed in the future. If you have any further questions or have any other issues arise that you need assistance with please reach out to us at the leasing office. We are here to assist you and ensure that you are happy to call Neo Midtown your home.

Unsafe, constant break-ins weekly, vehicles stolen, broken into weekly, office computer robbed 4+ times. Property manager has poor security. Police do not respond to apartment calls. After living and working here for just under a year, I would never recommend anyone Live here. With over 15+ break ins, vehicle robbery, gunshots, and a gentleman exposing himself to tenants. These are a few of the things you WILL encounter here. They happen literally on the weekly. Good luck calling the police. I was a courtesy officer for the Apartments and when the police was called, I can't recall a time they ever came. The property manager chooses which tenants to enforce policies against and who to let constantly break the rules with no repercussion. I was not the greatest at maintaining my own apartment and did have a dog nibble on the baseboards and chew on a curtain. I am more than willing to pay for these items and own up to my responsibilities but the property manager has not given us an opportunity to pay, and has sent our bill to a debt collector. Prior to posting this complete review, the property manager had the audacity to text me personally about the one star rating and threatened to post pictures of my apartment and items we owe. I highly encourage her as I have nothing to hide. I am a responsible adult and have no shame in taking responsibility for things I am RESPONSIBLE for.

Sana and Moshin we greatly value our residents' well-being and satisfaction, and welcome feedback that helps us to enhance our residents' living experience and improve the service we provide at Neo Midtown Apartments. While we regret that your reviews are unsatisfied, our records do not match what you have described in this review. In reviewing your information It appears that you moved out during one of our billing cycles which caused an error on the bill and you were incorrectly billed. We must have overlooked it, once you brought it to our attention we did make an adjustment on it and apologized. We do our best to provide our residents with as much information as possible when they move in and again prior to them moving out to ensure that there is no doubt what is expected and what you could be charged for. In this case your apartment was not left in good condition and warranted several charges. When you vacated your apartment it was not cleaned and there were several items damages in the unit which had to be taken care of. There was a large purple stain in the kitchen floor, the carpet was very dirty, a broken blind in the dining room, damaged counter tops in the kitchen, the tub had to be resurfaced from not being cleaned and as you indicated above you did not return your pool wristbands even after signing a form that indicated that they must be returned or a fee of $100 each would be charged, once you did return them we made an adjustment on the balance due. The information above regarding the crime in our area is also incorrect, we encourage anyone who is moving to do their research by calling the local police dept or logging online and entering in our address for the correct information. I understand how stressful moving is and again apologize for not noticing the error on your water bill. While we are disappointed any time we hear that a resident is not satisfied, we believe that we acted promptly and charged you accordingly.

This place is absolutely crap. I want to tell my situation when I move out I went out of USA due to medical emergency by the the time when I return it was too late as I approached my move out date I hardly got a week to find new apartment I got a move out move to be paid which was 245 $ telling that include my prorated water charges. But I was not there for entire February month how can you charge me prorated water charges after telling that I am going to sue you as my water bill don’t show any usage for entire month they reverted the charges and send me the updated bill. But when I moved they just returned me $150 from my $750 deposit one of the charge they applied was that I didn’t return swimming pool band which not even cost $2 also I don’t see anyone wearing those band at the pool side they also deducted 220$ telling that the wooden floor has some color which I know can be removed with wet clothes which I forgot to remove . One last thing all the leasing staff including their manager is very rude only good thing about this community is maintenance staff which is very good . Please do not stay here if you putting your review please do post them on apartment ratings too. This place is not secure at all. Every other day you will get the crime watch pamphlets on taking to Manger she said that security is resident own responsibility. Every other day there is car break, apartment breaking gun shot if you really care for your family please do not stay here.

The only good thing about the apartments in the parking garage. Your bill will change every month for charges because the office does not understanding how to properly bill you. The maintenance request is not always done in a timely matter or not done at all. The trash is stacked up inside the parking garage and left there. When I moved in the bathroom was not clean and the title was filthy. The bathroom title was broken and I had sent request for it to be fix but no one has not done so. I can't wait for my lease to be over. Also I had a package I order come in and was told it was in the parcel but couldn't get access to it. The office advise me they would fix the issue and contact me but never did.

Nice space. The rent increase is pretty steep per year whether your unit is updated or not and without noted additional amenities (e.g., no updated gym equipment, etc); I have a neighbor who's leaving to go buy due to the hike. Neighbors upstairs can be very loud (disrupting peace and sleep) so be sure to get the highest unit. Valet trash is mandatory $27 without the opt-out. Your parking space can be far from your unit - there's a neighbor who consistently blocks cars just to take out groceries. Sometimes the gate needs repair. My advice is to just keep ROI longevity in mind.

Thank you for sharing your feedback. Neo Midtown strongly believes in a sense of community with its residents and we are sorry to hear about the concerns you have listed in your review. Be assured that we strive to provide our residents with a place they are proud to call home. We do have some newer fitness equipment in the gym such as a kickboxing machine, a stair stepper and a few bikes. As you can imagine replacing all of the equipment at once is costly and although we aren't able to do it now we have added several newer pieces and keep all of the equipment in top notch shape for our residents use. Regarding the hike in rent, rental increases are strictly based on our market area and conditions like everyone else, living in a prime location is definitely convenient but does come with a higher cost than some especially if you happen to move in on a special or reduced rental amount. Assigned parking on our phase I is free which is definitely a plus, yes I agree sometimes your space can be further than you like but again it's free, additionally the top of our parking garages are open parking and again free for our residents and their guests. Our Valet Trash service is mandatory yes and we make sure that everyone is aware of it and the cost prior to moving in, if you happen to have been here prior to the implementation of it you received it free - yes "Free" through the term of your lease. The Valet Trash wasn't mandatory until you chose to renew your lease with it or if you moved in after it was implemented. Our management team is dedicated to resolving concerns quickly and efficiently, and we encourage our residents to bring their concerns to our attention. We would like to encourage you to come to the office to discuss any additional concerns you may have so that we can address them for you. We want you and all residents to take pride in your community and enjoy your living environment.

Great apartment with a good view. Moved in about 3 months ago and was treated very well during the move-in process. So far it's a great community and the apartment is a great unit. All maintenance requests have been completed within the day itself.

The front office staff is so nice! You can really tell how much they care about the complex and the people that live here. The grounds are always clean and if there’s a problem they address the issue and fix it in a timely manner!

The staff has been fantastic. Maintenance has been quick and efficient. Neighbors are friendly and the location is excellent. Overall the best apartment experience I've ever had. My only complaint is that the AC distribution in older units like mine has been a little clunky.

Overall, Neo Midtown is great. The living environment is great, management truly tries to make your experience there as comfortable as possible, and the amenities are great! The only issue I have is that we live so close to a dumpster that’s located at the complex next to us that we get a rude awakening every week before the sun is even up (around 6:20am). Not sure if something can be done about that because it’s a very frightening way to wake up with extremely loud bangs. I’m not taking off points for this though because it’s something that’s not managements fault. Also, we’ve had people park right outside our patio and when we call management, they get on the case. Even the after-hours line is helpful! They communicate with the onsite staff and the next morning they reach out to you... it truly makes you feel like they care and that’s hard to find in an apartment community. Michelle and Abby are so sweet and the nicest managers I’ve ever met! :)

I moved to Dallas from Hawaii 2 years ago for work, and after looking at a handful of apartment complexes, Neo-Midtown was the most ideal place for me. I've lived here at Neo for almost 2 years, and it's been home away from home for me. I love the location (1 mile from my office and Addison has everything I need within a mile or two radius), the amenities are great, and the office personnel are very friendly, helpful, and courteous. Sadly I had to move out because of another opportunity through work to live across the street from my office building which will be more convenient. I thank Neo for allowing me a place to stay while I transitioned from Hawaii to Texas. Cheers and Aloha!! Brenda
